March 2009 Quarterly Newsletter

Dear All:

We had our most recent condo board meeting on March 10th - here are the highlights:


Requesting Building Envelope Study

Together with Condominium First, the Board is in the process of requesting proposals for a Building Envelope Study.

A building’s envelope includes the walls, roof, siding, roof, and foundation. These systems provide the barrier between the interior of the structure and the exterior environmental elements such as rain and moisture. The installation materials and methods used in the building’s construction determine how heat, air and moisture travel through the structure.

A proper and complete assessment will help us assess any issues and provide the opportunity to address them before they become serious. Once completed, we will provide updates on the findings of the study.


Prep for Annual Budget

The Board will be meeting again in April to review financials and to plan for our annual budget.


Miscellany

  • Pest control was completed by Condo First to remove some of the Squirrels nests around the complex. They can damage roofing, soffits and siding materials.
  • Please make a point of closing the gate behind you – it may look closed, but it is open and unlocked. This will help keep our common area secure.

January 2009 Quarterly Update

What is This?
Following each condo board meeting, we’ll be sharing information and updates with the rest of the unit owners. The intent is to keep everyone in the loop with what’s going on, decisions, and to address any general concerns.

This newsletter will come out after each quarterly board meeting; the next newsletter will be in March.

Introducing This Year's Board
The Board was elected during the recent Annual General Meeting. Roles were assigned at the January 09 Board Meeting.

Safety & Gate Reminders

The gates continue to be an issue – the bottom mesh has fallen off and the front gate is often ajar. When we receive the building envelope study, we will review recommendations and assess the budget for repairing or replacing the gates.

In the meantime, please take an extra moment to ensure that the front and back gate is closed and locked behind you. This will help keep our common area secure.


Keepin' It Clean

A few issues around garbage and recycling were brought up during the meeting – a few reminders to help keep our shared spaces clean:

Garbage
  • Please ensure that your garbage actually goes inside the bin
  • Also, please do not put garbage bags on your balcony – this will attract vermin and is in violation of condo bi-laws 62.1.q.t and 62.1.q.w

Recycling
  • Please do not put recycling materials in the garbage bins (especially large boxes that fill up the bin).
  • There are two very convenient Recycling depots within a 5 minute drive from here:
15 Ave. & 16 St. S.W.(Southwest side of Tennis Club)

Behind the downtown Safeway (813 - 11 Ave SW


Courtyard
  • Although we have landscapers come around regularly, trash does blow into our courtyard.
  • Please help to keep it clean by picking up stray bags, flyers and such as you pass through.

What's the Deal with the Blog?

Dear All:

During our first condo board meeting of '09, we thought that it might be fun (?) to test out how a simple blog could help us to stay connected.

Using a blog will help us to update everyone about general issues, and allow all unit owners to make comments about concerns, recommendations, and ideas.

Again - this is just a test. Lets see how it works! Please comment on any issues and feel free to make recommendations.
